The Architect creates a floor plan for your home so that you can get a cost estimate for your build before you invest too much time into fully fledged services. The plan is designed just for your needs, oriented correctly to maximise your sunlight and views. It’s the perfect fit for you!

Typically you’d pay $10-15,000 for a DA … We charge $3,000 for sketch design - which sets your project up for success without the price tag. We can design a new project from scratch, or work with an existing building or floor plan to refine and improve the design. By reconfiguring spaces and getting rid of ‘dead space’ like corridors and oversized rooms, Emma usually saves between 5-75 square meters. Each square meter of your construction will cost between $1,500-$7,000, this means that Emma’s advice can often translate to saving tens of thousands of dollars through construction.

Efficient design costs less, but feels larger, brighter, more connected and more beautiful.

Most designers and builders will want you to settle on just one idea to keep the project moving - not us! We assess up to 10 different strategies in the plan to give you a chance to assess (and price) each before you determine your final direction. This is the most important step in your process and results in a better outcome.

This gives you complete freedom and better choices.

Emma has extensive experience in passive solar design and orientation. She can ensure that your home is properly designed and insulated to remain bright and comfortable year round without wasting money on heating and cooling expenses.

Janine’s Renovation Story

Janine came to Assess That Address because she felt as if the floor plans for her renovation could use some love and finesse, she already had a draughtsman and approved CDC for an extension but felt that the internal planning could be more efficient. Emma created a concept design and several iterations of the floor plan working completely remotely through lockdown.

The design and interior concept was based Janines love of Japanese culture, Emma created a contemporary modern interpretation of Japanese design principals focused on authentic materials and soft light. The plan created a luxury parents retreat, kids retreat and media areas upstairs, with a huge open plan living concept downstairs. It features ample storage and hides rooms inside folding walls to make the most of the living space (which was once a garage).

Janine’s favourite place is her new sunset room which allows her and her partner to sit by the fire, and watch sunset through the trees over Avoca Beach.

With Emma’s advice, Janine was able to create a beautiful architecturally designed renovation for a fraction of the price. The spaces are far more efficient than her original draughtsman proposed, and she was able to identify and select sustainable materials, healthy for her to build with herself.
